THE WOODLANDS, TEXAS (March 22, 2012) – The ninth annual CB&I TRI - The Woodlands, produced by The Woodlands Township, sold out for the eighth straight year with more than 1,000 participants registered. The race, set for Saturday, May 5, 2012, will begin at 7 a.m. at Northshore Park, 2505 Lake Woodlands Drive, The Woodlands, Texas 77381.

Registration for the race was closed after less than two months, which is the earliest the race has ever sold out. The Woodlands Township is currently accepting names for the waitlist. Signing up for the waitlist does not guarantee a spot in the triathlon.

Sponsors for the event include CB&I, Memorial Hermann Sports Medicine, Luke’s Locker, Bikeland, Swim Shops of the Southwest, The Strong Firm, Massage Envy, Finish Strong Coaching, Liberty Mutual and Faust Distributing.

The CB&I TRI - The Woodlands is a premier triathlon in the Houston region with a 500-meter swim course, 15-mile bike course and five-kilometer run course. Triathletes from across the country, including Colorado, Iowa, Louisiana, Massachusetts, Oklahoma, Pennsylvania and numerous Texas cities, will come to The Woodlands to participate. Almost half of the athletes, more than 460 registrants, are from The Woodlands.

New Extension of Kuykndahl Has Opened

As Realtors in The Woodlands, we often see a need for road changes as areas grow.  While the time during construction, with the mess, noise, lane changes can be inconvenient, usally the end result is well worth it!  We are very pleased that the new extension of Kuykendahl need the Village of Creekside Park is now open.  Designed in a way to help minimize the need for turn lanes and allow for safer and more traffic flow, we feel like it is a long overdue help.  A recent press release by The Woodlands explained that the new extension officially opened on March 22nd with a ribbon cutting including guest speaker, Harris County Precinct 4 Commissioner R. Jack Cagle.  The extension called for a bifurcation of the roadway, meaning north and southbound lanes that are seperated by approximately 450 feet, and is about 1.7 miles long.  Alex Sutton, president of The Woodlands Development Corporation was quoted as saying "The Kuykendahl Road Extension uniquely defines and serves the Village of Creekside Park and the future Creekside Park Village Center.  The roadway provides direct access to the upcoming Village Center, Timber Creek Elementary School which will open in the fall of 2012, and Fire Station 7."  according to Daniel E. Kolkhorst, vice president, engineering and construction with TWDC, "Approximately 15,000 vehicles per day use Kuykendahl Road, and the area is growing at a rate of 3% per year, said Kolkhorst. “The extension and enhancement of Kuykendahl Road was highly anticipated.”

Mark your calendar for a great event next weekend.  This is a great event for the whole family that benefits our local community.  What better way to enjoy and support The Woodlands Township Parks and Recreation Department?  The Fifth Annual Muddy Trails Bash will be held April 7, 2012, from 3-8pm.  The race courses will wind through the George Mitchell Nature Preserve.  This will be a chip-timed race for the 5k and 10K.  There are races for all ages 5 and up and will also feature a post race party including crawfish and live Zydeco music.  Lace up your running shoes and come join the fun!  For more information, click here.

While we as Realtors in The Woodlands, are encouraged to see such an improvement in our local real estate market, it brings up a very importannt issue that too often goes over looked.  A large expense of homeownership is the annual property taxes.  This expense is the one universal expense of all homeowners!  While you will never be fully exempt from taxes, you can take steps to reduce your tax liability.    We are quickly approaching the deadline for most counties to file your notice of protest, May 31st, however it varies from county to county.  While we don't believe there will be many that will see an increase in taxes this year, with the improvement of the local real estate market it is still imperative that you make sure your home is assessed appropriatly now to save yourself in the future.  There was a recent report on this subject on a local new channel.  To view the entire report, please Click Here.

US Home Re-Sales Complete Best Winter in 5 Years!


As Realtors in The Woodlands, we keep a close eye on not only the local real estate trends, but also the national real estate trends as well.  We have spoken with several other local Realtors in The Woodlands and they are confirming what we are seeing as well.  That our local real estate market, here in The Woodlands, is noticeably stronger than it has been in some time.  We are seeing a marked increase in traffic through our listings.  We are pleased to see that this appears to be the case, for the most part, nationally as well.  A recent Houston Chronical article reports, "The past two months made up the best winter for sales of previously occupied homes in five years, when the housing crisis began.  And the sales pace in January was the highest since May 2010, the last month that buyers could qualify for a federal home-buying tax credit". This in combination with mortgage interest rates being near record lows has really helped to start the housing recovery process.  We are encouraged by the last few months and predict that the increase will continue for some time.

The Woodlands Second Annual community-wide stewardship project for The Woodlands Township. Connect with neighbors and the outdoors by joining or leading a cleanup crew bagging trash from streets, pathways and streams. You gather your friends, and we provide the bags! This is a great free event for the whole family to give back to the community, help the environment, and meet some new friends and neighbors!

The Woodlands Spring Flea Market

As Realtors in The Woodlands, we think its very important to stay informed on the local community information.  To help in this we would like to pass along some information that we have just recieved.

The Woodlands Spring Flea Market will be held on Saturday, March 24, 2012, from 7 to 10 a.m., in the Town Center Parking Garage. The garage is located at the southwest corner of Six Pines Drive and Lake Robbins Drive, adjacent to The Cynthia Woods Mitchell Pavilion.

The flea market is a cooperative event with all The Woodlands’ villages participating. A small fee is charged to the sellers to defer flea market expenses. There is no fee for buyers. Any proceeds over cost are funneled back into the community in the form of scholarships, grants and other village association projects.
